Terms & Conditions

1. Definitions

In these Terms & Conditions:

“Owner” means the proprietor of the holiday letting accommodation and the farm on which it is situated.

​​

“Property” means the holiday accommodation together with any associated land, yards, access routes, and facilities made available to Guests.

​​

“Guest” means the person making the enquiry or booking and all members of their party, including visitors and any animals brought onto the Property.

​​

“Livestock” includes horses and any other animals kept on the farm.

​​

“Dogs” includes dogs owned by the Owner and dogs brought onto the Property by Guests.

2. Acceptance of Terms

By submitting an enquiry and subsequently confirming a booking, the Guest confirms that they have read, understood, and agree to be legally bound by these Terms & Conditions on behalf of themselves and all members of their party.

3. Nature of the Property

The Property is located on a working rural farm, and Guests acknowledge that farm activity forms part of the character and setting of their stay.

  • Livestock, including horses, are present on the land

​

  • Agricultural activity may take place during daylight hours

​

  • Occasional agricultural noise may occur; the Owner endeavours to keep this to a minimum wherever reasonably possible

​

  • Ground conditions may vary depending on weather and season

​

These are normal features of a countryside environment and do not constitute a defect or nuisance.

4. Use of Property and Assumption of Risk

Guests agree to take reasonable care at all times during their stay and acknowledge that rural environments carry inherent and obvious risks, including uneven ground and the presence of animals.

 

The Guest accepts responsibility for their own safety and the safety of all members of their party while on the Property.

5. Animals, Livestock and Dogs

5.1 Livestock

 

  • Livestock are kept securely and managed responsibly

  • Guests must not enter livestock areas or paddocks unless expressly authorised

  • Guests must not feed, touch, or approach livestock

 

Any unauthorised interaction with livestock is undertaken at the Guest’s own risk.

 

5.2 Owner’s Dogs

 

  • Dogs belonging to the Owner reside on the Property

  • These dogs are well trained, friendly, and accustomed to visitors

  • Guests may encounter them during their stay

 

5.3 Guest Dogs

 

  • Guest dogs are permitted by prior agreement only

  • All Guest dogs must be kept under control at all times

  • Dogs must not chase, disturb, or approach livestock

  • Guests are fully responsible for the behaviour, safety, and welfare of their dog(s)

5.4 Liability Relating to Animals

 

To the fullest extent permitted by law, the Owner accepts no liability for:

 

  • Injury to Guest-owned dogs

  • Loss or escape of Guest-owned dogs

  • Injury or damage caused by Guest-owned dogs

 

Guests accept full responsibility for any injury, loss, or damage caused by their dog(s).

6. Limitation of Liability

To the fullest extent permitted by law:

  • The Owner shall not be liable for loss, damage, accident, or injury suffered by the Guest or their party during their stay

​

  • The Owner shall not be liable for loss or damage to personal belongings or vehicles

​

  • All use of the Property is at the Guest’s own risk

​

Nothing in these Terms & Conditions excludes or limits liability for death or personal injury caused by negligence, fraud, or fraudulent misrepresentation.

7. Quiet Enjoyment

The Owner shall take reasonable steps to ensure that Guests are able to enjoy the Property peacefully during their stay.

 

Guests agree to conduct themselves in a manner that does not cause disturbance, nuisance, or inconvenience to the Owner, other guests, neighbouring properties, livestock, or animals.

8. Booking Conditions and House Rules

No booking shall be deemed confirmed until the Owner has confirmed availability in writing and the Guest has agreed to proceed on the terms set out by the Owner. The Owner reserves the right to decline any enquiry at their discretion.

8.1 Minimum Stay

​

  • All bookings are subject to a minimum stay of two (2) nights, unless otherwise agreed in writing.

​​

8.2 Noise and Behaviour

​

  • Excessive noise is not permitted at any time

  • No loud noise, music, or outdoor disturbance is permitted after 11:00pm

  • Parties, events, or gatherings are not permitted unless expressly agreed in advance

​

8.3 Use of Outdoor Areas

​

  • Guests are asked to respect the rural setting and remain within designated guest areas

  • Fireworks, drones, or similar activities are not permitted without prior consent.

​

8.4 Payment

​

  • Payment details will be provided once a booking has been confirmed. Payments may be accepted by bank transfer or such other method as may be agreed between the Owner and the Guest. Unless otherwise agreed in writing, a booking shall not be deemed confirmed until payment has been received in full.

8.5 Failure to Pay

​

  • Where payment is not received by the agreed deadline, the Owner reserves the right to treat the booking as cancelled without further notice.

9. Damage and Conduct

A legally binding contract is formed once the Owner has confirmed acceptance of a booking enquiry and the Guest has agreed to proceed on the agreed terms. By confirming a booking, the Guest agrees to comply fully with these Terms & Conditions.

 

  • The Guest agrees to be financially responsible for any loss, damage, breakage, or soiling caused to the Property, its contents, fixtures, furnishings, land, or facilities by the Guest, their party, or their dog(s), whether accidental or otherwise.

​

  • The Guest agrees to pay the reasonable cost of repair, replacement, or additional cleaning required as a result of such damage.

​

  • The Owner reserves the right to recover such costs through the booking platform, security deposit, invoice, or other lawful means.

​

  • Reckless, unsafe, or inappropriate behaviour may result in immediate termination of the stay without refund.

10. Health, Fitness and Insurance

Guests are responsible for ensuring that they and their party are medically fit to enjoy a stay in a rural environment.

 

The Owner strongly recommends that Guests hold appropriate travel and personal liability insurance, including cover for dogs where applicable.

11. Force Majeure

The Owner shall not be liable for cancellation, interruption, injury, or loss arising from events beyond reasonable control, including but not limited to:

  • Extreme weather

  • Essential farm operations

  • Government restrictions, regulations, or guidance

  • Any event or circumstance which renders the Property unavailable or unsafe

12. Severability

If any provision of these Terms & Conditions is held to be invalid or unenforceable, the remaining provisions shall remain in full force and effect.

13. Governing Law and Jurisdiction

These Terms & Conditions shall be governed by and construed in accordance with the laws of England and Wales, and the courts of England and Wales shall have exclusive jurisdiction.

14. Entire Agreement

These Terms & Conditions constitute the entire agreement between the Owner and the Guest.
