Refund Policy

1. General

This Refund & Cancellation Policy forms part of the Terms & Conditions of Booking. By confirming a booking, the Guest agrees to be bound by this policy.

 

All cancellation and refund decisions are made strictly in accordance with the terms set out below.

2. Minimum Stay

All bookings are subject to a minimum stay of two (2) nights. This applies regardless of early departure, late arrival, or cancellation.

3. Cancellation by the Guest

3.1 Cancellation More Than 5 Days Before Check-In

 

  • Guests who cancel more than 5 days before the scheduled check-in date will receive a full refund of all accommodation charges paid.

3.2 Cancellation Within 5 Days of Check-In​​

​

  • Guests who cancel within 5 days of the scheduled check-in date will:

    • Be charged for one (1) additional night, and

    • Receive a refund of 50% of the remaining unspent nights, if any.​

3.3 Cancellation During the Stay (Early Departure)

​​

  • Guests who shorten or terminate their stay after check-in will:

    • Be charged for one (1) additional night, and

    • Receive a refund of 50% of the remaining unspent nights, if any

​

No refund will be issued for:

​​

  • The night(s) already stayed

  • Early departure for personal reasons

  • Adverse weather conditions where the Property remains safe and available for use

  • Guest dissatisfaction unrelated to a breach of contract.

For the avoidance of doubt, no refund will be issued for nights already stayed, and the above charges apply only to unspent nights.

4. How Refunds are Processed

Refunds will be issued using the original payment method

 

Where a booking is made via a third-party platform, refunds will be processed in accordance with that platform’s procedures and timelines

The Owner is not responsible for delays caused by payment providers or booking platforms

5. Non-Refundable Items

The following are non-refundable:

​​

  • Additional services already provided

  • Cleaning or damage charges

  • Costs arising from breach of the Terms & Conditions

  • Any losses resulting from early departure

6. Cancellation by the Owner

In the unlikely event that the Owner must cancel a booking due to circumstances beyond reasonable control (including but not limited to events listed under Force Majeure in the Terms & Conditions):

 

  • Guests will receive a full refund of accommodation charges paid.

  • No additional compensation, expenses, or damages will be payable.

7. Travel Insurance

Guests are strongly advised to obtain appropriate travel insurance to cover cancellation, curtailment, or unforeseen circumstances.

8. Governing Law

This policy shall be governed by and construed in accordance with the laws of England and Wales.
