1. What time is Check in and Check out?
Check-in is at 3PM and check-out is at 10 AM. We know that travel plans can vary, so we will do our best to accommodate early check-ins and late check-outs whenever possible.
2. What is on the Farm?
The farm is a working stud farm with around 10-12 horses, mostly Mares and Foals (Mum's and babies!) It is an incredibly quiet and secluded area and perfect for a place to unwind and relax.
3. Where exactly is the Farm?
The farm is located between Watton and Dereham in the middle of Norfolk about 15 minutes from the A11 (the main central road that runs through Norfolk). Below are some timings to various landmarks:

Hingham - 5 minute drive - local village with bakery, supermarket, a pharmacy and a good Pub!
Norwich - 20 minute drive (there is a bus from Hingham that runs regularly)

The City of London is two and a half hours by car and approximately 3 hours via public transport.

5. What happens if my plans change?

6. What sort of amenities can I expect?
Each property comes with the below:

Fully stocked kitchens including ovens, kettles, toasters and fridge/freezers

Coffee machines and french press / cafiteres

Some Orange Juice, Milk, Tea, Coffee and Biscuits

Original wood burners with a generous amount of kindling and logs (and firelighters!)

7. What about the Hot Tub?!
We have Hot Tubs in 3 of our properties. The Loft, Woodland Boat and Jimmy's Shed. Each hot tub is cleaned and refilled before every booking with no exceptions and filled to exacting health standards. We supply two bathrobes and even some stylish crocs to keep you warm as you're getting in and out. We supply plastic glasses for you to enjoy a glass of bubbly whilst you soak and each hot tub is completely private and secluded with nothing and nobody overlooking it.
8. Are there any good walks nearby?
There are miles of countryside for to you enjoy short and long walks. From the farm there is a good 4 mile circular that will take you through the hamlet of Southburgh, past a historic church and back round. This does have a small section on the main road though.

Further afield, Thetford Forest is a 30 minute drive away and the village of Hardingham is 5 minutes by car and offers lovely walks round an old village and hedgerows.
